The Neighborhood Stabilization Program (NSP) is a federally funded initiative to combat the negative affects that foreclosures have had on community neighborhoods across the nation.

The City of Indio has received $12 million in NSP funds from the Department of Housing and Urban Development (HUD) aimed at assisting the City’s areas most impacted by vacant and foreclosed residential properties.

The City has an available inventory of homes available for sale. All homes have been remodeled meeting all building code requirements, incorporate sustainable “green” components, and include all new kitchen appliances, front landscaped yards, and much more.

Eligibility

You may be eligible for the NSP Program if you meet the following requirements:

  • Must be a first-time homebuyer, which HUD defines as not having owned any real property in the last three (3) years.
  • Must meet the area median income qualifications for the Riverside-San Bernardino Metropolitan Statistical Area.
  • Must attend an 8-hour homebuyer education course from a HUD-certified counseling agency. Please contact Inland Fair Housing at (760) 775-3151.
  • Must occupy the property as your primary residence.

Down Payment Assistance

Down payment assistance is available to qualified buyers. The City offers silent (deferred) second loans towards the purchase of an NSP-assisted home. The City’s loan will bear no interest but is subject to equity share provisions. Term of the loan is up to 20 years depending on the amount of assistance received.
